Commercial Partners Realty Brokers Sale of Pinellas Expo Center

After a search that spanned nearly 4 years, Modern Silicone Technologies, represented by Scott Clendening of Commercial Partners Realty has purchased the former Expo Center in Pinellas Park. In one of the largest industrial transactions of 2011, Modern Silicone acquired the 13 acre site, which includes a 123,000 sf tilt-wall manufacturing facility, for $3.5 million dollars. The property was formerly owned by Frito Lay.

Modern Silicone Technologies plans on consolidating their Clearwater, West Virginia and Chicago facilities into what will be a "state of the art" injection molding and design plant. The merging of these operations and expansion into the Pinellas Park location is expected to bring some much needed jobs to the Tampa Bay area.

"We looked at vacant land for build-to-suit possibilities as well as all the existing manufacturing properties over 90,000 sf throughout the Bay Area" says Scott Clendening, Broker and President of CPR. "There were many opportunities that were analyzed. Our acquisition in Pinellas Park met all of our criteria to accommodate Modern Silicone’s expanding operations".

Commercial Partners Realty agent Erik Anderson represented the landlord, Night Train South, LLC., in the leasing of 2063 1st Avenue South, St. Petersburg, FL 33712. The new tenant, Armstrong Kitchen and Bath Ideas, Inc. will soon be moving into the 12,000 SF building that formerly was home to Horne's Marine Salvage on First Avenue South near downtown St. Petersburg, FL.

The past month has been fairly active for the CPR Team. We have taken on several new listings and have completed two leases and the sale of a 10,000 square foot office in St. Petersburg, FL.

Transactions

Frank Bozikovich represented the landlord, 34th Street Crossing, in the lease of 1,200 SF of retail space to Direct General Insurance. The space is located in the 34th Street Crossing Shopping Center at 2900 34th Street S., St. Petersburg, FL.

Scott Clendening represented the landlord, Oldsmar Industrial Properties, in the lease of a 12,000 SF warehouse space to Lockheed Martin. The space is located at 148 E. Douglas Rd., Oldsmar, FL.

Scott Clendening also represented the buyer, LND & B Professional Center Holdings, LLC, in the purchase of a 10,000 SF office building owned by Whitney Bank, located at 3900 1st Street N., St. Petersburg, FL, for $785,000.

Scott Clendening is now the exclusive leasing agent for a 2,736 SF professional office building located at 2941 5th Avenue N., St. Petersburg, FL. This freestanding office is recently renovated with hardwood floors and has a parking lot on the quarter-acre site. It is available at $11.00/sf NNN.

The commercial real estate market is showing signs of improvement led by an upswing in the multifamily market. Moody's report, released Monday, showed the market's health improved moderately in the second quarter.

Department of Health Leases 19,000 SF in Gandy Office Center

The Gandy Center, a professional multi-tenant office building located at 3491 Gandy Blvd in Pinellas Park, has leased 19,000 SF to the Florida Department of Health. With the help of Erik Anderson and Scott Clendening of Commercial Partners Realty, Inc., the Landlord was able to successfully navigate a bidding process that began in August of 2010 and included a number of new governmental requirements, culminating in final approval by Governor Rick Scott.

Gandy Center agreed to completely renovate the space to provide the Department of Health with brand new offices. They were able to do this while maintaining very aggressive lease rates for quality office space.

This lease increases the occupancy of the office center to 60%. The tenants in place are medical and legal professionals. A wide variety of configurations are still available for users needing 1,000 to 15,000 SF of office space.
