CPR Team Member Frank Bozikovich Brokers Lease for Medical Facility Development

Commercial Partners Realty agent Frank Bozikovich represented Smand Holdings in a $2.4 million long-term, build-to-suit lease of a 7,500 SF office building to be built on 1.14 acres in South St. Petersburg. The site is located in the City’s newly branded Skyway Marina District which is the target of revitalization by the St. Petersburg Economic Development Office. The landlord, Smand Holdings, will break ground on the new medical facility at 4050 34th Street S., St. Petersburg, early in 2014. Once completed, the office will be home to a partnership of local nephrologists in a state-of-the-art treatment facility.

CPR Team Member Brokers Sale of Restaurant

Commercial Partners Realty agent Frank Bozikovich represented Grayston Mortgage Funding in the sale of the former Basta’s Italian Restaurant located at 1625 4th Street S. in St. Petersburg, FL. Phil Farley purchased the 3,500 SF restaurant on 0.78 acres for $192,000. The property was sold ‘as-is’ and the transaction closed just seven days after the execution of the contract. Farley plans to open a Mexican Restaurant on the site.

Congratulations Erik Anderson, CCIM!

Congratulations to CPR Team Member Erik Anderson who just received his CCIM (Certified Commercial Investment Member) Designation. Erik joined the CPR Team in 2007 and has been working diligently to improve his knowledge and commercial investment real estate skill set.

CCIM's must complete courses that cover essential skill sets including ethics, interest-based negotiation, financial analysis, market analysis, user decision analysis, and investment analysis for commercial investment real estate. Furthermore, they must submit a portfolio of transactions demonstrating the depth of their commercial real estate experience. Finally, they must demonstrate their proficiency in the CCIM skill sets by successfully completing a comprehensive examination.

We are proud that Erik can bring such a useful and valuable skill set to the CPR Team.

Commercial Partners Realty, Inc. Brokers Sale of 3 Acre South St. Petersburg Industrial Site

Commercial Partners Realty broker Scott Clendening represented FCB FP Commercial Holdings in the sale of 800 31st Street S./0 Fairfield Ave., St. Petersburg FL for $795,000 to Angelo’s Recycling. The site has previously been occupied by Home Depot and, more recently, by Hot-In-Place Paving. Angelo’s plans to expand their current business on the site’s vacant land, lease the industrial buildings and resell one of the vacant lots purchased in the deal. Commercial Partners Realty will be handling the lease of the 24,000 SF (MOL) industrial buildings, as well as the sale of a half acre commercial lot for the new owners.

Commercial Partners Realty Sells 46,000 SF Icot Manufacturing Facility

Scott Clendening of Commercial Partners Realty represented Modern Silicone Technologies in the sale of their 46,000 SF former manufacturing plant, located at 5777 Myerlake Circle in Clearwater. The facility was purchased by Core Rx, a pharmaceutical research and development company, for $2,500,000. The facility will allow Core Rx to expand their current operations and add approximately 25 additional employees.

Modern Silicone Technologies is consolidating their Clearwater, West Virginia and Chicago facilities into a "state of the art" injection molding and design plant in a 123,000 SF tilt-wall manufacturing facility, which they recently purchased with the aid of Mr. Clendening. The merging of these operations and expansion is expected to bring even more jobs to the Tampa Bay area.
